Miracote is proud to announce that The Broadway Lofts Parking Structure project in San Antonio, Texas completed in 2015 just won the prestigious Award of Excellence in the Repair of Parking Structures at the 2016 annual International Concrete Repair Institute (ICRI) Project of the Year Awards Gala. The project featured the rehabilitation of a five-story, 250,000 square foot structural steel frame pan deck parking deck that was constructed in 2012 with several serious issues. Consulting engineers recommended demolition and rebuild of this $5 million parking structure which would put the building owner and apartment residents in an impossible situation. Special thanks to Surmac, Inc. – Nationwide Specialty Contractors for bringing Miracote into the problem solution process that would save the owner millions of dollars.
Miracote at World Trade Center Memorial

Miracote Products Used: Miracote MPC Factory pigmented black for coating the concrete pavers. MiraGard Drylook Sealer was used to seal the MPC.
The WTC memorial fountains occupy the exact same footprint where the twin towers stood, roughly 70,000 Sq Ft (6,500 Sq Meters) both fountains combined. Underneath these fountains exist occupied space in the form of mechanical equipment rooms to the handle water and filtration systems. We have heavily steel reinforced structural cast-in-place concrete slabs to which was applied a vapor impermeable, fluid applied, polyurethane waterproofing membrane. Over this membrane, there were 2' by 2' concrete pedestal pavers placed that were made in a custom color to match the black polished granite walls of the fountain. These pedestal pavers have ½" thickened edges that provide support when placed on the membrane system. This ½" annular space therefore will hold water under the pavers whenever the fountain is drained for cleaning or any other purpose.The problem was that after the pavers were installed and the fountains were filled with water to an operating depth of 18" over the paver surface, the color contrast between the granite walls and the pavers was architecturally dreadful. At that time I received a call from the waterproofing sub-contractor which was KJC Waterproofing out of New Jersey with the question "what can we do, the architects are not happy and the pavers need to be black". The challenge was that another vapor impermeable product could not be used, and "breathability" of the concrete pavers needed to be maintained. My recommendation was Miracote MPC with the liquid catalyst factory tinted in black, and applied in two coats for a total of approximately 62 mils. After a 2 day cure, we recommended to seal the MPC with Miracote Drylook Sealer (fluorocarbon-modified siloxane water repellent) for enhanced water penetration resistance. We then required a 3-day cure prior to filling the fountain with water.Only the pavers were done....not the walls as those were made up of polished granite. That same granite was considered to replace the pavers, but the cost would have been enormous. There were some other products considered, such as pool coatings, but MPC/Drylook Sealer system was chosen due to its vapor permeability benefit. Samples of products under consideration were applied and submerged in water for an extended period of time for evaluation, and MPC came out on top due to function, ease of application, short time period prior to exposure to full emersion and material cost.

In many renovation projects, the original flooring systems have been restored to their original luster following inexpensive repairs and/or refinishing of the floor. Refinishing other flooring systems can be combined with reuse in other areas like.
MRcr4.1 and 4.2 Recycled Content Credit

Miracote polymer and cementitious flooring and coating systems can allow for easy incorporation of recycled fillers or aggregates. One point is granted for 10% recycled content and a second point for an additional 10% (20% total) of the total value of the materials on the project. The credit is based on the dollar value of the raw material.
MRcr5.1 and 5.2 Local Regional Materials Credits

Miracote polymer and cementitious flooring and coating systems are partially manufactured on the jobsite. One point is awarded if 10% of the projects building materials are manufactured within a 500-mile radius of the project. Since the flooring and coating systems incorporate several different components, often from different manufactures, they comply. In addition, raw materials, such as aggregates, are often extracted, harvested or recovered within a 500-mile radius of the project. The calculation is based on the cost of the raw materials. These systems can contribute to the credit if the raw material supplier is located within 500 miles of the project site and is manufactured on site. A second point is awarded if the total percentage of the cost of regional materials is at least 20%.
MCcr2.1 and 2.2 Construction Waste Management Credit

Miracote polymer and cementitious flooring and coating systems can contribute to construction waste management and assist in the reclamation waste from the construction process. In projects that require demolition of existing structures, contractor can be part of the construction waste management team - reclaiming aggregate and thereby avoiding disposal into the landfill. If desired, the salvaged aggregate can potentially be used as fill in a new building project.
EQcr4.1 Indoor Emitting Materials Credit 4.1

Cementitious based systems are a combination of inorganic powder and aggregate and organic based binders containing limited to zero volatile organic compounds (VOC). Miracote epoxy flooring and coating systems have, for the most part, moved to 100% solid or water based formulas, limiting or even eliminating the addition of VOC's in the material. In addition, a number of Miracote systems are silica free. Certification of compliance may be obtained from Crossfield Products Corp.
IDcr1 Innovative Design Credit

Miracote cementitious and polymer flooring and coating systems can also potentially gain additional points under the Innovation and Design category for innovative performance in Green Building Categories not specifically addressed by LEED. As an example, extensive use of Micro-Topping as a predominant floor material can potentially result in an installation with a Life Cycle Analysis that exceeds that of other floor materials.
